We are members of the Property Redress Scheme, and have Client Money Protection via NALS.
As an independent company, we are able to offer a range of services to suit your individual needs. Perhaps you need to be away for a while and need someone to manage your property or carry out viewings in your absence. Whatever your requirements we can usually help. We offer a full and comprehensive Property Service so if you don't see what you need listed below, please contact us to discuss your requirements. Costs vary according to the specific service(s) required, so would be negotiated on an individual basis.

- Rooms to Let: £49.99 per room, to be paid in advance including one photo in JPEG format supplied by you

- Property Sourcing: 0.75% of final purchase price of property - subject to a retainer fee
- Sale of Property: To purchaser introduced through us, whether or not an existing tenant, 0.75% of final sale price of property

Our company is privately owned and run and as such if you require a service not shown here then we will try to arrange a tailor made package to suit your special needs.

Please note that from 1st October 2008 we will need a copy of the Energy Performance Certificate (EPC) before we can advertise any property.

Details of our Services
Level 1
Advertise and Find Tenant. £49.99 per property. You supply us with full details of your property and photographs in jpeg format, together with copies of any legally required safety certificates, Gas & EPC etc and we will then market your property on our own web site and other property portals. We will assist with valuations without visiting the property, however if you require us to visit the property, there will be a small charge. We take details of potential tenants and arrange viewings as agreed with you. Please note that we do not normally attend viewings or take pictures, but we can do so if required for an additional fee. Advertise, Let and Set Up. 80% of first month’s rent. We take your written details of the property together with copies of any legally required safety certificates, Gas & EPC etc and we will then market your property on our own web site and other property portals. We will assist with valuations without visiting the property, however if you require us to visit the property we will do so. We take details of potential tenants and arrange viewings as per the agreed arrangements. We will interview prospective tenants; reference them using a reputable referencing agency; verify their Right to Rent as required by current legislation; collect the first month’s rent & deposit payment in cleared funds and organise the signing of an Assured Shorthold Tenancy Agreement. There is a once only setting up charge of £100 per property for this service. We must hold copies of the EPC etc, before we can commence advertising. We will then hold and protect the tenants’ deposit to comply with the Housing Act 2004. To protect both our client Landlord and the Tenants we use an independent inventory clerk, to prepare the inventory and check the tenants in and out of the property. The cost for the independent inventory clerk and protection of the deposit is 20% of one month’s rent. Alternatively, we can forward the deposit to you so that you can place it in the deposit protection scheme of your choice as required under current legislation. Additional items requested are chargeable.Level 3
Advertise, Let, Set up and Rent Collection for the duration of the tenancy. 5% of monthly rent collected. We collect the rent each month by Standing Order and forward rent received (less our fees of 5% of rents collected) to you. All legal Notices and maintenance issues are referred to you. We must hold copies of the EPC etc, before we can commence advertising. Initial set up fee of 80% of one month’s rent per tenancy. To protect both our client Landlord and the Tenants we use an independent inventory clerk, to prepare the inventory and check the tenants in and out of the property. The cost for the independent inventory clerk and protection of the deposit is 20% of one month’s rent. Alternatively, we can forward the deposit to you so that you can place it in the deposit protection scheme of your choice as required under current legislation. We will sign the Tenancy Agreement on your behalf and then hold and protect the deposit to comply with the Housing Act 2004. Where required we can issue Notices, carry out inspections etc on your behalf for an additional charge.Level 4
Full Management. 12.5% of monthly rent collected plus Initial set up fee of 40% of one month’s rent per tenancy.- discounts available for 3 or more properties. This service covers the Level 2 service above plus we will also arrange the check in/check out of the tenants, hold the deposit; sign all Tenancy Agreements and Notices on your behalf. Arrange any repairs within the terms specified by the Landlord; generally deal with the day-to-day management of the property. (Subject to terms of your Contract with us). We must hold copies of the EPC etc, before we can commence advertising. To protect both our client Landlord and the Tenants we use an independent inventory clerk, to prepare the inventory and check the tenants in and out of the property, the cost for the inventory clerk is 20% of one month’s rent. We are unable to manage properties where we do not protect the deposit.Rooms to Let
Advertise a room or flat to share for just £49.99 which is payable in advance. This includes one jpeg picture supplied by you. Additional pictures may be put online for an additional £10 per picture. The advert will stay on the site until you advise us to remove or for 12 months. You supply all details and enquiries come direct to you.Project Management

Are you a property investor wishing to expand into our area or maybe you are a first-time landlord wanting to Buy2Let as a pension. We can discuss your requirements by email, over the telephone or preferably by meeting you. We can then agree the level of service you require and give you a written quotation. If you wish we will be your single point of contact and on your behalf will oversee the entire process, liaising with estate agents, solicitors, mortgage brokers, surveyors etc. We will source suitable properties in our area. We will visit those properties and give you our report on any works required and rental potential. - Additional/replacement copies of documents already supplied can be provided at a cost of £25 per copy.
- Letters or notices to tenants of non-managed properties on behalf of the landlord at a cost of £25 per letter/notice.
- Emailing duplicate statements to accountants etc, £5 per statement.
